The Lodge

- We liked how peaceful the cottage was
- Loved the fact we had a bathroom on each bedroom.
- Decor inside is very nice and Modern
- Liked the little shampoos and shower gels on arrival.
-The outside area on arrival was scruffy, the bin was over spilling with rubbish, dead pigeon outside front door and just looked run down.
- Clothes line outside was filthy and left green marks all over clothes
- Advertised has a coffee machine and tumble drier but didnt have either.
- Beds were really uncomfortable as could feel all springs so woke with a bad back.
- Dishwasher full off smelly yellow liquid and cupboard had food in from previous guests.

Very easy. Was give a code for the key box put that in to Key box and it open. Easy as that.
Nothing. We had a lovely stay overlooking the fields and seeing the baby rabbits run around. It was a lovely clean and well decorated cottage.

Location was fantastic for access to many local beaches. It suited our family needs perfectly.
Milk could have been provided

On immediate arrival the place had a luxurious feel to it. The apartment was spacious enough for the 4 of us and enough utilities and such to use if needed. The kitchen was big, well equipped and looked really nice. The beds were comfy and the overall place felt fairly homely.
Unfortunately on closer look over 3 days, the accomodation wasn't clean enough. There was multiple cobwebs in every room, especially directly above the master bed. There was mould in the bathrooms and squished spiders on the roller blinds. Some of the furniture was very worn, in particular the leather on the bed was all torn and ripped. A few of the bathroom bits had rust on them. Some of the cups and dishes in the cupboards had been put away dirty. Lots of stains and marks all over the carpets and the sofas smelt a bit fusty. Some of the kitchen cupboards are broken. We did take pictures to back up our remarks if you're interested in seeing them. We just don't feel like this is a good enough standard for the amount of money that we spent, a good cleaner could see most of it right.

The location was quiet, the accommodation felt remote although we were close to a main road. The standard of the finish throughout the property was immaculate and the photos online didn't do justice to the true size of the property

Quiet location.
The kitchen and bathrooms were dirty on arrival. Furniture needed maintenance to make safe. The beds were appalling. The outside space is dilapidated. Earlier reviews cited the same issues.
Michael came on day 3 to fix up the dangerous furniture (NB he’s lovely). Host & Stay offered to arrange for someone to come and clean (again, day 3) but they only did the couple of things I’d mentioned in my message rather than the whole place. I was too busy trying to enjoy our hols to write them an itemised list of what should **already have been clean**.
Host & Stay have posters up all over Filey and Scarborough advertising ‘luxury’ properties. I’ve put some photos below of the ‘luxury’ of this property, and will put more on reviews elsewhere. Host & Stay: we’ll consider your offer of 20% off our next stay to compensate for the issues we raised.

lOCATION
We were allocated the wrong property despite having an email from booking.com showing the correct property. We were charged for the wrong property. I have been in correspondence with host and stay who tell me booking.com do not respond to their enquiries. I have been overcharged nearly £100. I would never use booking.com or host and stay again and would recommend anyone considering using them not to. They are either incompetent or robbers.

Location was good for all places we wanted to visit. Good space for the four of us.
The sign for the location needs to be on the grass verge where you turn in for the property. We arrived in the evening when it was light but it would have been more difficult to find had it been dark nights.
I didn’t like being bombarded by emails from Host & Stay. I had 3 emails en route asking if we had settled in OK having informed them that we would not be arriving before 8.00pm!
I had also received several communications after we had booked asking for a lot of verification information. We do a lot of self-catering breaks/holidays and never before have I have been asked so many questions. I will be very reluctant to use this company again.

It had all the necessary features to make it comfortable. The location was quiet and tranquil.
The shower was not powerful enough, the cleaning could be improved.

Beds and pillows very poor quality. Furnishings very poor standard, 2 cream 2 seater leather sofas the type you see in a taxi waiting office . Not comfortable, one v.small tv with v.limited channels. Table and chairs unstable and again
poor standard. Despite hot weather no garden furniture for lawned area . Very disappointing stay

great location and size
not cleaned very well. a lot of cobwebs and dust. the gardens were very run down and not get up-to. the grass needs a good cut and the decking needs fixing, cleaning. and painting as it was very slippy

Everything was very clean and well organised. The communication was excellent - though inpersonal.
The accommodation suited us very well, but I would not class it as "luxury". There were slight issues, like for instance the lights above the bathroom basin not working, but they did not really inconvenience us. The surroundings of the accommodation were uncared for but we recognise that the last couple of years have been difficult. We were happy with the level of comfort but I would just suggest that it was getting towards needing a bit of a face-lift?

The location is beautiful, the beds are absolutely amazing. i didn’t want to go home. Peaceful and quiet, I adored my stay!

Location super. Facilities in the property lovely.
I didn't mind a bit of dust but I do object to sweets under bed, sweet wrappers behind loose cushions on sofa, a slipper, lego piece and party popper just under sofa. I particularly object to large clump of what we realised were hairs from the lovely horse in the field (on the floor by the TV)!!!!!
As for Host and Stay...I really object to the constant emails asking us to verify our stay despite having paid to Booking.com. The tone of the emails about this and about how they and they alone would decide on any damage caused. We had family calling for couple of hours but they had 2 dogs. When I arrived and saw cream carpet and light coloured sofas I was stressed until they left in case they marked anything. Why would a dog friendly property have these colours? It defies logic!!!!! I will be careful not to book with Host and Stay again. I have no problem paying for any damage I cause but the amount and tone of the emails was annoying and unpleasant.

Brilliant little apartment everything was clean, (although im not one to tear the place apart looking for dirt) parking was easy, just outside the door, which was ideal with 2 children..
20 minutes to Scarborough in the car.
Loved it, definitely going to return as there is a farm park around the corner id like to visit too.
It was a little hard to find in the dark! But i should of trusted the sat nav, because it was correct ha!!
The tv only seems to have bbc 1 + 2.. i even tried to retune it!

No bottle opener, very few utensils and basics and generally needed an upgrade as house was rather tied.

Location was clearly signposted with access instructions perfect and simple. Parking was easy and right by the door. Everything we needed was included and immaculately clean.

Difficult entrance after dark, overshot it first evening after a run to Scarborough.

The property is as described. Very clean, very private, very very nice.

The only negative was SuperHog which is nothing to do with the actual property, but apparently Superhog is a verification system that sends a mail after you have booked to verify by Face ID, passport, license details etc.... We were happy to comply, but for some reason that Superhog system didn't work properly, it took several uploads and we mean several,,,, which overall was extremely time consuming and very frustrating, thus if we had to go through that again, it's likely we would avoid.

The cottage was lovely and homely
The heater in the dinning room /conservatory didn't work, parts for the boiler was left at the side of the sofa and the hot water was cold, extractor fans at eye level full of dust and cob webs

Well equipped kitchen, and the double en-suite was good, also black out blinds in the bedrooms. Cleanliness was up to standard.
Was very difficult to find, coming from Filey the sign cannot be seen from the main road, also the track is signed as Folkton firewood, so we kept missing it. The mattresses are way too soft, and the WiFi did not work.

Lovely place with everything you need. You do need transport to get about.

There was no welcome pack which was disappointing as we have always had welcome packs on our arrival.
Disappointed with our towels as they felt hard and one was ripped quite badly.

The cottage was a bit further out than we wanted to stay, but handy enough to Filey. It had all the facilities we needed and was clean and tidy. Nice wee cottages.

Great location. Very quiet except for last night when alarm went off a 3 in the morning. Everything you could want in the kitchen. Good wifi. 2 ensuites which was great.loved the garden and summerhouse.Generally very clean.
The double bedroom had evidence of recent mice activity. Lampshades and bedhead quite dusty. Holes in the bathroom floor which could have been where the mice were getting in. The location was very rural so things like this can be expected. It didnt spoil our stay but i was concerned about whether they could be spreading disease.

Good sized rooms, well fitted kitchen, nice quiet location.
One or two maintenance issues - bedroom door hinge requires fixing & bath could do with re-sealing (mouldy). Property cleanliness good apart from bathroom glasses which obviously hadn't been cleaned.

Accommodation was good for young kids as no stairs. Location is ok, 20 mins in to Scarborough, close to Filey and also within 10 mins of a large supermarket. Pretty secluded which was nice . Plenty of car parking space. Reasonable sized bedrooms and both have en suites. Plenty of cleaning stuff as well as soap etc left. When I had enquiries the hosts came back to me really quickly.
One of the beds is way too soft, found it very uncomfortable. Some of the finishing in the property could be improved, e.g. cheap lino on bathroom floor with poor finishing and mirrors in bathrooms have peeled. Could have been cleaner, e.g. windows weren't very clean, especially on outside. Biggest issue for me was the lack of wifi as I needed to work while there. Wifi was technically available but the signal was so poor it was unusable. I did contact the hosts but they weren't able to do anything so I had to use phone data.

The WiFi didn’t work in the property

Lovely quiet location handy for A64. Generally very spacious, clean and modern. A couple of minor issues (broken toilet seat and electric socket problem) resolved promptly on the Monday morning.
A bit of TLC required - especially in The Stable. All windows need to be opened and the frames properly cleaned. The damp issues either need dealt with or if they have then the remaining evidence needs removed. There really is no excuse for the mouldy panel in the ceiling of one of the bathrooms.

We stayed in the lodge. Very nice holiday home in a great location. Kitchen was fantastic and had everything you need to prepare and cook meals. Beds were comfortable too. Second bedroom with two single beds was great for the kids and both bedrooms had their own bathrooms which was nice.

The grounds it was set in, fully functional kitchen, nice country village not far from cayton bay and Scarborough
No clear directions to the room and when I phoned up for help they gave us incorrect directions and we ended going up a farm track and scratching the car paint work.
The rooms needed a deep clean, lots of cobwebs, living and dead spiders in corners and the ceiling.
Could have done with a sweeping brush and dustpan/ brush for the kitchen.
We left some clothes in the wardrobe and after calling them on a couple of occasions they didn’t ‘call back’ to help.

What an amazing place to stay, spacious, comfortable and quite. Will definitely book to stay again. Location is great as not too far from Scarborough. Loved it.

Parts of property, such as windows/window-frames and floors, could use some deeper cleaning. Damp patch on the wall upstairs. Some of the halogen light bulbs were not working.
There was no room in the overflowing bins outside to dispose of our rubbish. Also, there was an unplugged fridge left (stored?) in the middle of the kitchen, which was strange and unexplained.

Location (when we eventually found it!) very clean. We'll equipped kitchen.
Very small space for 4 people. Smoke alarm kept going off. Some things needed repair, eg, pull switch in a bedroom, battery in clock. Lack of bedside table as no room made access to books and morning coffee difficult. Noise intrusion on the Sunday from jet washing courtyard. We'll worn cutting board. No champagne flutes! Overpriced for size. Could not turn around in the drive space which meant reversing out on a blind track. No bbq grill (smoke alarm).

The location was good and the instructions for collection of keys was as expected.
Although WiFi was supposed to be available we were unable to connect, instructions for all appliances would have been helpful also.

One arrival the heating did not work at the property, on one of the coldest May day and nights for years. In addition the property externals and courtyard were filthy the garden overgrown and the windows not clean. Internally the property had not been cleaned to a Covid-19 standard e.g. there were still fingerprints on the silver light switches.
We rang the number given, no one could attend for two hours and that was not a heating engineer so there was no guarantee that it could be fixed.
Spotlights were hanging down from the kitchen ceiling and lights on the kitchen plinth were hanging off. The whole place appeared neglected with no care having been taken in preparation for our visit.
We pushed for a refund which was reluctantly agreed but now has not been received.

Beautiful hi spec accommodation, very comfortable and stylish. Lovely rural setting and easy access to amenities.
Central heating not turned on before arrival. Only summer weight duvet on one bed and no supplementary bedding. No access to outside furniture because key was lost.Patio yard not swept .

Warm. Modern. Very comfy. Great country setting. Great base for holiday with family. Woodlands cottage.
